The Almr is a four-story apartment building comprised of three buildings spanning 65,000 SF in the lively NW district. The name, Almr, means elm in Old Norse for the Heritage Elm that has lived on the property for over a century. The project includes two floors of underground parking, 57 units of market-rate apartments above 150 SF of retail space in the popular NW shopping district with a public plaza on NW 21st Avenue. During construction, COLAS innovated the idea to place the job trailer on top of a pedestrian tunnel for ROW access and to protect the Heritage Elm. The success led to PBOT adopting the model as a citywide policy. Inspired by preservation, The Almr received unanimous approval from the Portland Historic Landmarks Commission in addition to LEED Gold certification.
