This project consisted of the construction of over 52,000 square feet of wood framed construction and over 3 acres of land development. COLAS' crews self-performed the site excavation/utility connection as well as the finish carpentry in several of the units. The project was built in Gresham, Oregon which has very high wind loads. The COLAS' project team worked with Myhre Group Architects to design a cladding system that would hold up to the tough weather conditions
This development featured a special collection of luxury tri-level townhomes. This multi-million dollar project had three unique architectural designs with gross area of each town home ranging from 1,825-2,445 square feet. The project consisted of the land development of 62 units. Ironcrest Estates offered a luxury, gated town home community situated with easy access to MAX lightrail, shopping, and many other conveniences in Gresham, Oregon. The COLAS' team used the CM/GC system to efficiently develop this project in a manner that met the project budget and goals.
The COLAS' team focused on using valuing engineer to find cost savings in the: structural framing, rain screen systems, roof pitches, window specifications, siding details, utility locations, and several other significant cost saving details.
