Design Build

A return to “master builder” approach, Design/Build is a construction project delivery system where in contrast to a traditional general contracting system, the design and construction aspects are contracted with a single entity known as the Design Builder. Distinct in its ability to streamline a project’s process, the Design/Build system allows for the ultimate compression of responsibility and can provide substantial time savings to the owner.

Colas Construction, Inc. (COLAS) has several long standing relationships with many of the premier Oregon based architectural firms and has used these relationships to complete several Design/Build projects. In the Design/Build system, it is responsible for selecting and managing the project team from start to finish, including the architect, engineers and various consultants. COLAS has experienced success in this model across a range of owners and budgets.

Construction Manager / General Contractor

Construction Manager/General Contractor or (CM/GC) augments the general contractor’s traditional scope of work with that of a construction manager under a single contract with the owner early in the design phase. Joining the team during the design phase allows the general contractor to collaborate with the architect/engineer (A/E) on the development of the design and preparation of the design documents prior to finalizing budgets and beginning construction.

COLAS has acted as a CM/GC on several projects where the CM/GC model has proven itself as an optimal way to foster a team oriented, results-oriented approach throughout a project’s lifespan. With a focus on the accurate pricing, quality, performance, life cycle and alternatives of materials during the design process, early input from construction teams, experienced project managers and the ability to overlap the design and construction phases of a CM/GC project can result in significant cost saving and reduced project time.

General Contractor

A general contractor is responsible for the means and methods of executing a construction project. Through the management of construction documents and the selection and administration of subcontractors, general contractors insure efficiency and provide expertise in the building process.

In addition to established relationships with reputable local and regional sub-contractors, as a general contractor, COLAS has the ability to enhance value by self-performing certain aspects (e.g. excavation, concrete, carpentry and painting) of projects at the owners’/developers’ request. COLAS project teams provide outstanding value and service for a wide variety of complex and difficult project types.
